Dear Cedar Branch Park Neighbors,

 We would like to update you on what your POA Board has been working on for our community.

 Boat Ramp - As you may know, the current boat ramp is quite small and does not adequately accommodate the watercraft of today's residents. This is a project that is contingent upon the lake water level, so with the low water level we have begun talking with contractors about widening the current boat ramp.  After talking with numerous contractors, it was decided we need to secure an Engineered plan to ensure any addition made to our current boat ramp is designed correctly. We feel this is a project that increases the value of all properties in Cedar Branch Park.

 Boat Ramp Fishing Pier - Thank you to residents Rickey Riley, Mike Anderson and Alan Relf for recent repairs. 

 Fence - Fencing between Cedar Branch Park and Cedar Cove Creek (Cherokee Shores) - We are working on cost estimates for a 2nd phase to increase the safety of our community.

 Text Messaging System - A text messaging system has been created to help with community communication in addition to emergency situations such as storms and power outages. If you would like to be added please text Frank Stokes (903-802-6376) with your name and phone number. 

 Website - A website has been created, we are continuing to add information relating to our community and the Cedar Creek Lake area.

 Dumpster - We recently had a dumpster at the boat ramp park and another will be scheduled at the beginning of 2023 to assist with property cleanup.

 Building Requests - We are continuing to work with the ARC (Architectural Review Committee) to approve Construction Requests within Cedar Branch Park.  If anyone is interested in serving on the ARC Committee, please text Wendy Bell (214-587-3522).

 Welcome Packets - We are reaching out to welcome new property owners and providing them with a Welcome Packet which includes community as well as Cedar Creek Lake area information.  If you are a new Cedar Branch Park property owner and have not received a Welcome Packet, please text Cathy Anderson (512-639-2148).

 Christmas Party - We are working on plans for our neighborhood Christmas Party which will be held Saturday, December 10th at Payne Springs Fire Rescue.  Thank you to residents who have agreed to serve on this year's Christmas Committee; Kim Ball, Deanne Lyles, Linda Martin and Celina Trevisani. Special thank you to resident Alison Lolley who has agreed to cater our event. Tickets are on sale now, please purchase by November 30th so we can provide our caterer with a headcount for menu preparations.  We hope you can attend to see your neighbors and make new friends.  We had a great turnout last year with approximately 75 attendees.  We are also working on door prizes as we had last year.  If you have or know a business that would like to donate a gift basket or gift certificate, please contact Cathy or a member of the Christmas Committee.  

 Policy and Procedures Handbook - A Special Thank You to community resident Mark Andrews for working on this Handbook for the current and future Boards.

 Speed Control Reader on Cedar Drive - We have located a vendor and are gathering information for the Board to consider in an effort to reduce traffic speed on Cedar Drive.  With the increase of golf carts, residents are becoming increasing concerned about traffic speed on Cedar Drive and throughout our community.

 Bylaws and Restrictions - The Board is reviewing current Bylaws and Restrictions which were passed December, 2006.  Our current Bylaws state "The Association is solely responsible for the construction and maintenance of the roads within the Park (including the access road Cedar Drive.)  As Henderson County is now responsible for road maintenance within our community, this needs to be updated.  No changes to the current Bylaws or Restrictions will be made without a vote by the members of Cedar Branch Park POA.

 Short Term Rentals - The community has voted to allow STR's in CBP.  The Board of Directors are working with current STR Property Owners in the best interest of the community and property owners.

At this time, we have decided not to assess fees on STR’s in CBP.  Fees will be considered if future needs arise.
